The strategy

How does buy-to-let finance work?

A buy-to-let mortgage is a loan to buy a property you rent out. Lenders usually lend up to 75% of the value, so you need around a 25% deposit. They also check that the rent covers the interest by a set margin, typically 125% to 145% at a stressed rate. You can borrow the lower of these two limits.
Buy-to-let is how most UK landlords build long-term wealth: tenants pay the rent, the rent pays the mortgage, and the property grows in value over time. Because a mortgage covers most of the price, a modest deposit controls a much larger asset.

Most investors run out of deposit money long before they run out of good deals. That is why this course pairs buy-to-let fundamentals with the ways experienced investors raise finance: releasing equity, bridging, refinancing, joint ventures and investor partnerships.

Buy-to-let and finance questions

Do I need property experience to take this course?

No. The course starts with the fundamentals and explains every term, so it suits first-time investors as well as existing landlords.

How much deposit do I need for a buy-to-let mortgage?

Usually around 25% of the purchase price, plus Stamp Duty, legal fees and broker fees. Module 5 covers the ways investors raise that deposit.

How much can I borrow on a buy-to-let mortgage?

Lenders cap the loan by loan-to-value, often 75%, and by a rental stress test, commonly rent covering 125% to 145% of the interest at around 5.5%. You can borrow the lower of the two. Try the calculator above.

Can I use equity from my home for a deposit?

Many investors do, by remortgaging their home with their lender’s agreement. Module 5 explains how equity release works and how to plan for it.

Should I buy through a limited company?

Many higher-rate taxpayers buy through a limited company because mortgage interest can be treated as a business cost. Module 4 compares both options so you can discuss them with your accountant.

Can I invest with a partner?

Yes. Joint ventures are a common way to grow, combining one person’s time and skills with another’s funds. Module 6 shows you how to structure one.
