The strategy

What is rent-to-serviced accommodation?

Rent-to-serviced accommodation (rent-to-SA) is a strategy where you rent a property from a landlord on a long-term agreement, with permission to let it as short-stay accommodation. You furnish it, list it on platforms such as Airbnb and Booking.com, and keep the nightly income after paying the landlord's rent and running costs.
Serviced accommodation sits between a hotel and a long-term rental. Guests get a fully furnished home with a kitchen, Wi-Fi and fresh linen, often for less than a hotel room. Contractors, NHS staff, families relocating and holidaymakers all book this way.

The landlord gets guaranteed rent and a well-kept property. You earn the difference between nightly rates and your fixed monthly costs. This course shows you how to set up each unit properly and run it efficiently.

Serviced accommodation questions

Do I need property experience to start?

No. The course starts from the basics and explains every step, from choosing an area to welcoming your first guest.

How much money do I need to start rent-to-SA?

Much less than buying a property. You typically need the first month’s rent, a deposit to the landlord, furniture and setup costs. Module 5 shows you how to furnish on budget.

Yes, when it is set up properly. You need the landlord’s written permission for short stays, the right insurance, and to follow local rules such as the 90-night limit in London or licensing in Scotland. Module 4 covers each one.

What is the difference between serviced accommodation and Airbnb?

Airbnb is one booking platform. Serviced accommodation is the business of running furnished short-stay homes, listed on Airbnb, Booking.com and your own website, often with corporate and contractor guests.

Can I run serviced accommodation from my own home or a property I own?

Yes. Everything in the set-up, listing and operations modules applies to properties you own as well as rent-to-SA units.

How much time does it take to run?

Setting up takes the most time. Once cleaners, self check-in and automated messaging are in place, Module 7 shows you how to run a unit in a few hours a week.
