What is a purchase lease option?

A purchase lease option is an agreement that lets you take control of a property now and buy it later at a fixed price. You lease the property from the owner, usually paying a monthly amount that covers their mortgage, and let it to a tenant for more. You also hold an option to buy at the agreed price at any time during the term, often 5 to 25 years.

Lease options help homeowners who are stuck: they may be in negative equity, struggling to sell, relocating or tired of being a landlord. The owner gets their monthly costs covered and a guaranteed buyer. You get monthly cash flow now, and the right to buy later when the time and finance are right.

Because you don't need a mortgage or a large deposit at the start, lease options are one of the most capital-efficient ways to build a property portfolio. This course shows you how to structure each deal fairly and legally.

How a lease option deal works, step by step

Do I need property experience to use lease options?

No. The course explains each step in plain English, from the first seller conversation to completing the legal agreements.

Are purchase lease options legal in the UK?

Yes. Lease options are a recognised legal arrangement in England and Wales. They should be completed by solicitors, with the seller taking independent legal advice, the seller’s lender consenting, and your option protected at the Land Registry. Module 5 covers each step.

How much money do I need to start?

Much less than buying. Typical costs are legal fees, a small option fee to the seller and any work to get the property ready to let. You don’t need a mortgage or deposit until you choose to buy.

Why would a seller agree to a lease option?

Lease options help homeowners who can’t sell, owe more than the property is worth, need to move, or are tired of being landlords. They get their monthly costs covered and an agreed buyer.

Do I have to buy the property at the end?

An option gives you the right to buy, not an obligation. You choose when, during the term, to buy at the agreed price.

Can I use a lease option property as an HMO or serviced accommodation?

Yes, if the agreement, lender and local rules allow it. Module 6 shows how to combine lease options with other strategies.
