The strategy

What is the BRRR property strategy?

BRRR stands for Buy, Refurbish, Refinance, Rent. You buy a property that needs work, refurbish it to raise its value, refinance it on a buy-to-let mortgage based on the new valuation, and rent it out. The refinance releases some or all of your original cash so you can repeat the process.
BRRR works because lenders base a buy-to-let mortgage on what the property is worth today, not what you paid. When your refurbishment adds real value, a 75% loan on the new valuation can return most of the money you put in. You keep the property and its rent, and your capital moves on to the next deal.

In the UK it is often written BRRRR, with the final R for Repeat. This course covers the full cycle, with UK lending, Stamp Duty and landlord rules built in from day one.

The BRRR cycle, step by step

1

Buy below value

Find tired properties through auctions, probate, repossessions and agents.
2

Refurbish

Spend on the work that moves the valuation: kitchens, bathrooms, layout and EPC.
3

Refinance

Remortgage on the new value with a buy-to-let lender and release your cash.
4

Rent

Let to a good tenant at a rent that covers the mortgage with margin to spare.
5

Repeat

Put the released capital into the next deal and grow your portfolio.

BRRR strategy questions

Do I need experience to start BRRR?

No. The course takes you through each stage, from finding the property to refinancing, with templates for every step.

How long after buying can I refinance?

Many buy-to-let lenders want six months of ownership before lending on the new value. Some specialist lenders will refinance sooner. Module 6 explains your options.

How much money do I need to start BRRR?

Enough to buy the property, pay buying costs and Stamp Duty, and fund the refurbishment. Bridging finance and joint ventures can cover much of this. Module 4 covers each route.

Can I do BRRR through a limited company?

Yes. Many investors use a limited company, where mortgage interest is treated as a business cost. Module 8 compares both options to discuss with your accountant.

What does "money left in the deal" mean?

It’s the cash you put in (purchase, costs and refurbishment) minus what the refinance pays back to you. The lower it is, the faster you can move on to the next deal.
